Why flat roofs in Cyprus leak
Most Cypriot houses and apartment blocks have flat concrete roofs. Months of strong sun, then sudden heavy rain, make the old coating crack and lift. Water then finds its way through hairline cracks, around water tanks and solar heaters, and at the joint between the roof and the parapet walls.
Signs your roof needs attention

The main waterproofing systems
The right system depends on the roof, its condition and your budget. Preparation matters more than the product: cleaning, crack repair and priming decide how long the result lasts.
- Elastomeric coatings: flexible, reflective, good value for most roofs
- Polyurethane systems: very durable, seamless, suitable for walkable roofs
- Cementitious coatings: good under tiles and on balconies
- Bitumen membranes: strong protection, usually with a reflective top layer
- Cool-roof white finishes: reflect heat and cool top-floor rooms
When to do it
The best time is late summer and early autumn, when surfaces are dry and before the rains start. Coatings need dry weather to cure, so winter work depends on the forecast. If a roof already leaks in winter, we make it safe first and do the full system when the weather allows.
What a proper job includes
- Inspection and moisture readings, with photos
- Cleaning and removing loose old coating
- Repairing cracks and joints, sealing around tanks and pipes
- Primer and the waterproofing layers at the right thickness
- Clear drains and a written warranty
