No hot water or only lukewarm water
In summer this usually means air in the system, a failed valve or limescale blocking the panels. In winter, the sun alone is not enough and the electric element takes over; if the water stays cold, the element or thermostat has often failed.
- Check that the immersion switch is on and the breaker has not tripped
- Note whether the problem appears on sunny days, cloudy days or both
- Look for water dripping from the tank or pipes on the roof
Leaks on the roof
Leaks can come from the tank, the panel connections, the safety valve or old pipework. A dripping safety valve can be normal for a moment when water heats up; constant dripping is not. Leaks left alone damage the roof waterproofing and the ceiling below.
Limescale: the hidden enemy
Hard water in many parts of Cyprus leaves limescale inside the tank and on the element. It makes the heater slow, noisy and expensive to run. Regular descaling, a new anode where fitted, and a water softener or filter extend the life of the system.
Repair or replace?
If the tank itself is corroded and leaking, replacement is usually the better choice. Elements, thermostats, valves and pipes are worth repairing. We check the whole system and give you both options in writing.
Simple maintenance plan
- Yearly check of tank, panels, valves and pipework
- Descaling and element check every one to two years
- Inspect the roof waterproofing around the tank supports
- Insulate exposed pipes to keep the water hotter
